No. Our contract clearly lists every cost item. The only variable costs are scope changes initiated by you after signing — and even those are documented with your approval before execution.

Quality & Warranty
Our structural warranty covers foundations, columns, beams, slabs, and load-bearing walls for 10 years from handover. Interior and finishing work carries a 1-year defects liability warranty.
QASCON (Quality Assurance System for Construction) is our proprietary 500+ point quality checklist. Each stage — foundation, plinth, frame, brickwork, plaster, flooring, waterproofing, and finishing — has its own sub-checklists verified by our quality team and shared with you via the app.
Yes. We use only BIS/ISI-marked steel (JSW, SAIL, Tata Tiscon), cement (UltraTech, Dalmia, ACC), and other certified materials. All invoices and test certificates are shared with you for verification.
Our on-site quality team raises Non-Conformance Reports (NCRs) for any quality issue. These are resolved before the next stage proceeds. You can also report concerns directly via the TrackPro app.
Payments & Security
ESCROW is a secure third-party payment mechanism where your construction funds are held by an independent financial institution. Money is released to the contractor only after you verify and approve each completed milestone via our app. Your money is 100% protected.
The booking amount is 10% of the estimated project cost, paid when you sign the construction agreement. This initiates the design and planning phase. Subsequent payments are milestone-linked.
We accept NEFT/RTGS bank transfers, UPI (GPay, PhonePe, Paytm), and cheques. All payments go directly into the ESCROW account — not to individual contractors or staff.

Timeline & Delays
Typically: Ground floor — 5–7 months. Each additional floor adds 1.5–2 months. Large villas or complex designs may take 12–18 months. We provide a fixed milestone schedule in the contract.
Our contract includes penalty clauses that compensate you for delays caused by our team. We use real-time monitoring to proactively catch and resolve issues before they cause delays.
Yes, but scope changes after foundation are documented as Change Orders with agreed pricing and timeline impact. Early-stage changes (design, layout) are more easily accommodated without delay.
Yes. We handle BBMP/BDA/BMRDA plan approvals, BESCOM power connection, BWSSB water connection, and all local body approvals as part of our full-service package.
